Home inspectors inspect homes for major defects usually for home buyers. Ideally home inspectors are independent professionals hired by potential home buyers to help make them aware of defects that have a material effect on their safety and the value of the home.
During the home buying process most home buyers only want to know the
"good things" about the home. While the newer kitchen and bathroom are
selling points home inspectors are trained to look at the home thorough the eye
of a home inspector and many times find the cosmetic upgrades buyers fell in
love with are covering major structural, plumbing and electrical
defects.
BEWARE OF LOW PRICED HOME INSPECTORS. RECENTLY PASSED LEGISLATION EVEN
IN STATES WHERE HOME INSPECTION LICENSES ARE REQUIRED. FOR INSTANCE NEW JERSEY HOME INSPECTORS
CAN BE LICENSED WITH AS LITTLE AS THREE WEEKS OF CLASS ROOM TRAINING AND JUST ONE WEEK OF FIELD TRAINING.
HOME INSPECTOR LICENSING IS JUST A MINIMUM QUALIFICATION. MAKE SURE YOU ASK FOR RESUME !
Home inspectors and inspect for common
home defects and not so common ones, an inspector who has not inspected a few
hundred homes is more likely to miss defects. Hire the most EXPERIENCED home inspector
you can afford so he or she can judge the strengths and weaknesses of the home in
which you are under contract to buy. Please get a resume for the actual
person performing your home inspection. Always ask for their state issued home
inspector photo ID card before they start performing your home
inspection.
